What drives the price of carpet cleaning
Carpet cleaners charge by square footage or by room, with fiber, soil load, and access affecting labor. Hot-water extraction rinses suspended soil, while low-moisture encapsulation uses chemistry and agitation with less drying time. Wool, natural fibers, delicate rugs, pet contamination, stairs, and furnished rooms need different products or handling. Deep urine in the pad cannot always be solved from the surface.
Preparation and spotting are the difference between a rinse and a restoration. Vacuuming, furniture moving, pretreatment, agitation, extraction, stain treatment, deodorizer, protector, stair cleaning, and drying equipment are all fair game for onsite add-on pricing. A room-price special may cap room size. Pet odor treatment may range from topical enzyme application to lifting carpet and replacing contaminated pad, which are not equivalent jobs.
Worth asking the shop
Which cleaning method fits this carpet fiber? Are vacuuming, pretreatment, spotting, furniture moving, rinsing, and stairs included? How are oversized rooms measured? What treatment is planned for pet urine beneath the carpet?
Red flags
Advertising a whole-house special with undisclosed room limits, calling every spot removable, soaking carpet without adequate extraction, applying deodorizer instead of treating urine contamination, or pressuring you into protector and sanitizer before testing fiber compatibility.
