What drives the price of chimney repair
The failed component and the height of the work decide a chimney bill. Repointing mortar joints, rebuilding a crown, replacing flashing, relining a flue, and rebuilding leaning masonry are different jobs. Roof pitch, scaffold or lift access, brick matching, freeze-thaw damage, and flue length affect labor. Liner material and diameter must match the fireplace or appliance it vents.
Two chimney quotes often bundle different work. Cleaning and camera inspection may be separate from masonry repair. A crown replacement should address slope, overhang, and separation from flue tiles, while flashing repair involves roof integration rather than surface caulk alone. Worth asking the shop
Which defect is shown in the inspection images? Is this repointing, partial rebuilding, crown work, flashing, or relining? How was the liner size and type selected? Are scaffolding, permits, debris removal, and roof repairs included?
Red flags
Diagnosing major flue damage without camera evidence, smearing sealant over failed flashing or spalled masonry, installing an unsized liner for a fuel-burning appliance, or selling waterproof coating while cracks, crown defects, and missing caps remain unrepaired.
