What drives the price of deck building
Square footage, height, framing, and features add up to a deck's price. Ground-level rectangles are simpler than elevated decks with stairs, landings, guardrails, skirting, or multiple levels. Pressure-treated wood, cedar, hardwood, and composite decking have different material and fastening systems. Soil conditions and frost depth determine footings, while joist spans, beams, posts, and lateral bracing carry the structural load.
Two deck quotes often differ beneath the walking surface. One may reuse framing, while another replaces posts, beams, joists, ledger, and footings. Composite boards do not make old framing sound. Permits, engineering, demolition, hauling, flashing, hidden fasteners, railings, lighting, and finish are common separate items. Brand and product line matter because composite tiers have different cores, caps, span limits, and warranties.
Worth asking the shop
Is the framing new or reused? What footing, ledger, beam, and joist details are specified? Are permits, demolition, railing, stairs, flashing, and finish included? Which exact decking line and fastener system will be installed?
Red flags
Attaching a ledger without proper flashing, supporting beams only with bolts through post sides, using deck blocks where code requires footings, or covering visibly deteriorated framing with expensive composite boards.
