What drives the price of exterior painting
Surface area, height, siding material, and preparation decide an exterior repaint. Wood siding with peeling layers needs scraping, sanding, spot priming, and caulking; sound stucco may need crack repair and masonry coating; chalky aluminum siding needs thorough washing. Multiple stories, steep grades, shutters, intricate trim, and lift or scaffold access can make labor dominate the paint itself.
Ask every bidder the same question: how much failing material comes off before any paint goes on? Compare washing method, scraping standard, primer coverage, caulk locations, coat count, spray versus back-roll application, and treatment of rotten wood. Fascia or siding replacement is often excluded. Homes built before 1978 may require an EPA-certified firm and lead-safe containment when preparation disturbs enough old paint.
Worth asking the shop
Which surfaces receive full primer versus spot primer? How will loose paint and chalking be removed? Are wood repairs, caulking, masking, and cleanup included? What weather and moisture conditions will stop application?
Red flags
Spraying over chalky or peeling siding, promising one coat regardless of color change, pressure washing hard enough to force water behind siding, or collecting paint chips from a pre-1978 exterior without lead-safe containment and cleanup.
