What drives the price of foundation repair
No two foundation problems price alike, because the failure mechanism and foundation type dictate the remedy. Sealing a crack differs from stabilizing a settling slab, bowed wall, or sinking pier-and-beam structure. Soil movement, drainage, plumbing leaks, footing depth, and elevation change determine whether the remedy involves crack injection, wall anchors, drainage, crawlspace supports, helical piers, or driven piers.
Pier count and diagnostic independence deserve the closest reading. A contractor may price each support point, excavation, lifting attempt, plumbing test, engineering, permit, and repair separately. Stabilizing a foundation does not mean returning it level, since lifting can damage plumbing and finishes. Landscaping, concrete removal, and patching floors or walls may be excluded.
Worth asking the shop
What measured movement and soil or drainage condition supports this repair? Was the plan designed or reviewed by an independent structural engineer? How many piers and what installation criteria are specified? Does the warranty cover stabilization, lifting, or both?
Red flags
Declaring foundation failure from cracks alone, offering a free inspection that produces a pier layout without elevation measurements, insisting work must start immediately despite no active movement evidence, or advertising a lifetime warranty whose transfer fees and exclusions make it nearly unusable.
