What drives the price of kitchen remodel
Layout changes, cabinet scope, and finishes are the three levers of a kitchen budget. Keeping sinks, appliances, walls, and doorways in place is simpler than moving plumbing, gas, electrical circuits, ventilation, or load-bearing walls. Cabinets usually consume the largest product share, with stock, semi-custom, and custom construction priced differently. Countertop material, appliance sizes, flooring transitions, and dedicated circuits also affect labor.
Allowances and missing trades are the usual culprits when bids disagree. Demolition, design, engineering, permits, cabinets, hardware, counters, backsplash, appliances, lighting, plumbing fixtures, painting, flooring, and debris removal may be split among vendors. An allowance is a placeholder, so compare quantities and product tier behind it. Opening walls can reveal outdated wiring, water damage, or uneven framing requiring written change orders.
Worth asking the shop
Which layout and structural changes are included? What exact cabinets, counters, fixtures, and appliance allowances were priced? Who handles permits and trade coordination? How are hidden conditions and change orders approved?
Red flags
A full-kitchen quote without cabinet drawings or allowance details, large deposits before cabinets are ordered, demolition before permits are issued, or marking every concealed condition as an unlimited extra with no unit pricing or approval process.
