What drives the price of mold remediation
Affected area, material, and containment requirements set the scope of mold work. Mold on a washable hard surface is different from growth inside drywall, insulation, carpet, framing, or an HVAC system. Porous materials may need removal rather than spraying. Larger or concealed areas require barriers, negative-air equipment, HEPA filtration, protective gear, sealed debris handling, and sometimes opening walls to find the moisture path.
What happens after the contaminated material leaves is the part to pin down. Moisture diagnosis, leak repair, drying, demolition, HEPA cleaning, independent clearance assessment, and rebuilding may be separate contracts. Visible mold usually does not require species testing, and no federal pass-fail airborne mold limit exists. Remediation cannot last if roof leaks, plumbing leaks, condensation, or humidity remain uncontrolled.
Worth asking the shop
What materials will be cleaned versus removed? How will the area be contained and kept under negative pressure? Who fixes the moisture source and rebuilds finishes? Is post-remediation assessment independent from the remediation company?
Red flags
Free testing used to sell urgent treatment, fear-based claims about "toxic black mold," fogging or painting over growth without removing damaged porous material, or guaranteeing permanent removal while leaving the moisture source unresolved.
