What drives the price of pressure washing
What a wash costs comes down to surface area, material, soil type, and access. Concrete can tolerate controlled pressure that would scar wood, strip paint, or drive water behind siding. House washing often uses low-pressure detergent application, called soft washing, while oil, rust, algae, and efflorescence need different pretreatments. Multi-story walls, steep roofs, limited water access, and heavy buildup increase setup and dwell time.
What happens before and after the rinse is what you're really comparing. Detergent, spot treatment, surface agitation, moving furniture, protecting plants, capturing runoff, and post-treatment may be separate. Driveway sealing and deck staining are not normally included. A wash can remove organic growth and dirt, but permanent oxidation, deep oil penetration, failed paint, and concrete discoloration may remain.
Worth asking the shop
Will you use high pressure or soft washing on each surface? Which detergents and stain treatments are included? How will plants, outlets, windows, and runoff be protected? Does the quote include furniture moving or sealing afterward?
Red flags
High-pressure washing asphalt shingles, using a narrow tip close to wood or stucco, spraying upward beneath siding, or guaranteeing that ordinary washing will remove rust, oxidation, and deep oil stains without surface-specific treatment.
