What drives the price of roof repair
Roof-repair cost follows the leak source, not the ceiling stain. Replacing a few accessible shingles is a small job; rebuilding a chimney cricket, valley, skylight curb, or wall flashing requires removing surrounding roofing and weaving waterproofing into the existing system. Steep pitch, multiple stories, brittle tile, and hard-to-match discontinued shingles increase labor and breakage risk.
One contractor will price a surface patch; another will price removing material to correct the flashing or underlayment below it. Minimum service charges, leak tracing, interior attic inspection, replacement sheathing, color matching, and cleanup may or may not be included. Ask whether the repair addresses the entry point and the path water traveled, since those can be several feet apart.
Worth asking the shop
What exact defect is letting water in? Will you remove surrounding material and replace the flashing or underlayment? What happens if rotten decking is uncovered? Is the repaired area covered by a workmanship warranty?
Red flags
Diagnosing a leak from the ground, coating an entire roof when one flashing detail has failed, claiming normal wear is storm damage, or guaranteeing a repair without inspecting the attic and roof surface.
