What drives the price of roof replacement

Roof replacement is usually priced by the roofing square, equal to one hundred square feet, but roof area is only the starting point. Pitch, number of stories, valleys, dormers, penetrations, and limited driveway access slow the crew and increase safety and debris handling. Material choice also matters: architectural shingles, standing-seam metal, tile, and slate require very different labor, underlayment, and structural support.

The largest uncertainty is what appears after tear-off. Quotes may assume one shingle layer and sound decking, then charge separately for each sheet of rotten plywood. Compare whether proposals include tear-off layers, decking allowances, ice-and-water membrane, flashing, drip edge, ventilation, permits, dump fees, and manufacturer-approved accessories. These details can explain a large gap between identical-looking shingle quotes.

Worth asking the shop

How many squares and tear-off layers did you measure? What is the per-sheet price for damaged decking? Are flashing, ventilation, permits, disposal, and manufacturer warranty registration included?

Red flags

Storm chasers offering to absorb the insurance deductible, a contract with no decking unit price, pressure to sign before the adjuster inspects, or a roofer proposing to shingle over wet or deteriorated decking.
